¿Por qué tantos requisitos para rentar una propiedad?

 Debido a las leyes establecidas por la legislación de nuestro país se requiere formalizar el arrendamiento a través de un contrato respaldado por una póliza jurídica que beneficia a ambas partes.

 

 Las condiciones del contrato se pueden negociar al presentar una oferta de renta. Lo importante es que la propiedad cumpla con el gusto y necesidades del arrendatario.

¿Y si no cuento con una aval?

 Tenemos la opción de un obligado solidario que pueda comprobar ingresos que respalden el pago de la renta mensual.

  También, si existe un buen historial del arrendatario es muy  posible que el despacho y el propietario autoricen la emisión del contrato y la póliza de arrendamiento sin aval.

¿Cuál es el mejor precio para vender o rentar una propiedad?

 Los servicios de nuestra inmobiliaria incluyen una opinión de valor para venta o renta a través de los siguientes principios:

 

  1. El valor de substitución de la propiedad.

  2. El valor más alto y de mejor uso.

  3. Los factores externos a la propiedad.

  4. La oferta y demanda en la zona.

  5. Análisis del mercado en la zona, en que momento se encuentra.

  6. La plusvalía de la zona.

  7. Las mejoras realizadas a la propiedad.

¿Qué sucede si el valor de la propiedad en el avalúo queda abajo del valor de la compra venta?

 En el caso que que el pago de la compra venta se realice de contado, sin crédito, se mantiene el precio acordado en la oferta de compra.

 

  Si el pago se realiza a través de un crédito hipotecario, la institución que otorga el crédito considera el valor del avalúo para respaldar el pago menos un porcentaje que cada institución establece.

 

 Se recomienda al comprador invertir en un avalúo comercial antes de presentar un ofrecimiento de compra y de firmar el contrato de compra venta para evitar penalizaciones.
